Progresus and Garbe complete industrial centre in western Bohemia
Just eight months after the start of construction, the main tenant took over the completed logistics and industrial centre Garbe Park Klášterec II in the Ústí nad Labem region. The building with a total lettable area of 18,500 sqm is located in the Verne industrial zone close to the R13 and the D7 motorway leading to Germany. It is also internationally BREEAM Very Good certified. As a result, the complex on over 45,000 m2 of land was largely leased long before its completion.
"The interest in sustainable industrial real estate in such locations is still huge in the Czech Republic. We signed an agreement with the main tenant, Isolite, to occupy more than 70% of the building in the spring before construction started,"
said Lukáš Zrůst, co-founder of the investment group Progresus, which is the main investor in the project. The co-investor and developer is the renowned German group Garbe, the general contractor of the construction was the Czech company Imos.
The lease of the production and storage hall was signed by Isolite, a German supplier of sealing systems for automotive and aerospace production. Under a ten-year lease agreement with an option for a further ten years, Garbe Park Klášterec II occupied a total of 13,192 m2. This corresponds to almost three-quarters of the total available space. It will use the space for a partial relocation of its plant from Ludwigshafen, Germany, and will move mainly sophisticated production for the automotive industry to the Czech Republic. It also plans to locate its research center in the area. According to the mayor of Klášterec nad Ohří, Štefan Drozd, the investor's arrival in the region is good news.
"New jobs and a healthy competitive environment are created. It is not just about Klášterec nad Ohří itself, but about the entire Chomutov region. In today's turbulent times, any project that increases the economic potential and stability of the region is valuable."
