ARETE enters the Polish market
Investment and real estate group ARETE has completed the acquisition of a major logistics park in western Poland. ARETE is thus expanding its operations outside the Czech and Slovak Republics and entering the Polish market. The park will strengthen the portfolio of the ARETE INDUSTRIAL fund, whose total leasable area will increase by 25% and the value of assets under management will exceed CZK 7.5 billion.
In this significant move, which is in line with the Group's strategy of investing in high-quality logistics assets in strategic locations in Europe, ARETE is expanding into the Polish market. The park will be part of the ARETE INDUSTRIAL real estate fund portfolio.
The park is located in Zgorzelec and is a BREEAM Excellent certified Class A logistics facility with a total lettable area of approximately 65,000 sqm. It offers a key location on the Polish-German border with direct access to major European markets. The park is fully let on a long-term basis to prestigious tenants, a European manufacturer of disinfection and hygiene products and a major logistics operator operating a distribution centre there.
The town of Zgorzelec, located on the German-Polish border, offers a number of advantages for logistics and industrial activities. Its strategic cross-border location allows smooth access to both the German and Polish markets. The area is well connected to major motorways, including the A4 motorway, which is part of the European Transport Corridor III. This ensures efficient transport to major cities such as Dresden, Berlin and Wroclaw. The region offers access to skilled labour from both Poland and Germany and is an industrial centre with a focus on manufacturing, retail and services.
The acquisition of the park will increase ARETE INDUSTRIAL's total lettable area by 25% and increase the value of the assets under management of the fund to over CZK 7.5 billion. In terms of geography and diversification, the fund's leasable area is divided as follows: 48% Czech Republic, 27% Slovakia and 25% Poland.
The park combines functionality and ecological solutions. The BREEAM Excellent certificate confirms its high energy efficiency and low carbon dioxide emissions. Advanced energy management systems, LED lighting and water reduction systems have been implemented in the building, meeting the needs of tenants looking for logistics space that is sustainable and modern at the same time. The project is thus fully in line with ARETE Group's ESG strategy and confirms its commitment to sustainability and modern infrastructure.
This acquisition represents another key step for ARETE's expansion strategy in Europe and has huge growth potential.
