Toyota Tsusho Europe moves to new modern premises in Prologis Park Pilsen II

Manufacturing and supply chain processes based on sustainable, tailor-made solutions are a necessity in the modern world. Driven by this principle, Toyota Tsusho Europe SA (TTESA) has moved into new Built-To-Suit (BTS) premises at Prologis Park Pilsen II, which now serves as the company's gateway to its main markets in Central Europe.

TTESA's new premises at Prologis Park Pilsen II have a total area of 15,300 square metres. TTESA will initially occupy 8,745 sqm and will subsequently use the remaining 6,555 sqm.

The construction of the BTS will enable TTESA to benefit from excellent transport connections within the Czech Republic and abroad. The Pilsen region, where the park is located, provides convenient road connections to major cities in Germany and Austria.

"Our base in Pilsen provides us with an ideal location to serve both domestic and international markets. Our focus on sustainable and efficient supply chain operations was reflected in the requirements for this modern logistics facility. We very much appreciate Prologis' dedication in meeting our requirements for the space and its facilities," says TTESA.

TTESA's Build-To-Suit space at Prologis Park Pilsen II is packed with state-of-the-art logistics real estate solutions that increase operational efficiency, including energy consumption. The building is equipped with over 3,000 cubic metres of mineral wool roof insulation and 1,000 cubic metres of façade insulation. Heat is efficiently distributed throughout the space by heat pumps.

The customer also benefits from an advanced, energy-efficient LED lighting system with motion and daylight sensors and smart metering systems to easily monitor and control energy consumption. Specific solutions for efficient operation also include blocks for truck wheels or a floor load capacity of 5 tonnes per square metre.

Like all other new Prologis projects, the new DC2 building will be subject to BREEAM environmental certification.

"It has been a pleasure to work with TTESA to deliver this modern logistics space in an important region. Pilsen is a bridge between the Czech Republic and Germany, two world automotive superpowers. For TTESA, it is a suitable location for a new tailor-made logistics space that will serve the company's European activities very well," comments David Jakeš, Prologis' Project Management Director for the Czech Republic and Slovakia.

The customer's employees at Prologis Park Pilsen II will benefit from the PARKlifeTM initiative, which provides a pleasant environment for work and rest in Prologis parks. In the Czech Republic, this initiative includes the creation of a large number of green outdoor areas for relaxation, charging stations for electric vehicles to support sustainable travel or seasonal activities such as the popular summer ice cream tour.

"From day one, we have worked to meet all the customer's requirements. The result is a modern logistics facility in a very special location. We look forward to continuing our daily cooperation and providing our customer with everything they need to make the most of the potential that Prologis Park Pilsen II has to offer," says Anna Jůzová, Leasing Manager at Prologis.

The combination of a promising and strong local labour market, excellent connections with foreign countries and efficient logistics solutions will enable TTESA's new premises to operate faster.
