P3 newly leased 230,000 m² in its Czech industrial parks last year

P3 Logistic Parks has signed lease agreements for a total of 230,006 m² in the Czech Republic in 2024. More than a third of these were leased to major logistics companies such as DB Schenker, DHL and ViT logistic, while there was also interest from manufacturing companies and e-shops. Last year's leasing results confirm the success of P3's strategy to focus on attractive locations and long-term partnerships with tenants.
The Czech P3 leasing department concluded a total of 59 lease agreements last year. "Most of them were extensions of existing ones or additions of additional space. This confirms that we have placed P3 parks in strategic locations, tenants are thriving and their business is growing with us," comments Jan Andrus, Head of Leasing and Business Development at P3 Logistic Parks.
Maintaining cooperation with DB Schenker, DHL, ViT logistic, Emons and others
A key success of P3 last year was maintaining cooperation with large logistics companies such as DB Schenker, DHL, ViT logistic and Emons, which uses P3 halls in Prague and Pilsen. The space leased by these companies accounted for more than a third (36%) of the leases signed last year.
The acquisition of the hall at P3 Prague D8, where the American VF Corporation, representing modern clothing and footwear brands, has been operating for a long time, returned to P3's portfolio last year. Other long-standing tenants who decided to continue their operations in P3 parks last year include machinery companies Tomax Manufacturing or Gühring, glass facade manufacturer Wieden, PNS or Paints and Varnishes, which lease over 10,000 m² in P3 Prague Horní Počernice.

The story of the BreadWay bakery, which is one of the expanding ones, is also worth mentioning. The occupancy rate of Prague parks is maximum and finding space for expansion is not easy, in practice it means taking space at the expense of someone else.
"Neighbourhood solidarity worked well here. The flooring retailer Kratochvíl Profi Parket freed up the remaining part of the hall for the bakery operation, which was thus expanded by a quarter, and at the same time we jointly came up with a new concept in another hall in P3 Prague Horní Počernice, better adapted to current trends. Both tenants took the opportunity to make the most of the change," says Jan Andrus.
New companies also joined the family of tenants in Czech P3 parks last year, accounting for 36% of the leases signed last year. These include, for example, the perfume e-shop Brasty.cz in Olomouc, or the bed and other accessories retailer Bezvapostele.cz in Ostrava. In a smaller, separate hall, which last year received BREEAM Excellent certification, the online store operates a central sales warehouse for the Czech Republic and Slovakia, which means that it not only distributes goods from here, but customers can also come here to pick them up themselves.
Of the total area of 230,006 m², almost 90% is space for production and warehousing, but P3 Parks also includes offices and other leasable space.
