VGP Park Ústí nad Labem City reports full occupancy. The last tenant is Mailstep

VGP, a European owner, manager and developer of industrial and logistics properties, has achieved full occupancy at VGP Park Ústí nad Labem City. Mailstep, the market leader in complex logistics for e-shops in Central and Eastern Europe, has leased the remaining 18,800 m² of warehouse and operational space in halls B and C. These premises will meet high environmental standards and are aiming for BREEAM Excellent sustainability certification.
Mailstep, a Czech fulfillment company with a 30-year tradition, emphasizes speed, reliability and modern technology. It currently provides comprehensive services for more than 200 e-shops, developing proprietary software solutions that ensure efficiency and ease of the entire logistics chain. It has over 50,000 m² of operational and warehouse space in Prague's Horní Počernice and can process more than 20,000 shipments daily. The newly completed part of Hall C was handed over to Mailstep at the end of February this year. The remaining areas of halls B and C, also built for Mailstep, will be completed and handed over gradually.
"By starting operations in Ústí nad Labem, we will increase the warehouse and operational space we have by approximately one third. This leap corresponds to the strong demand for our services and reflects the potential of Czech e-commerce. In Ústí nad Labem, we will gain modern premises suitable for automation and strategic background, thanks to which we can offer e-shops fast and reliable logistics," says Martin Beneš, CEO of Mailstep.
Ústí nad Labem is a city with a rich industrial history and plenty of skilled workers, which makes it an attractive location for business. The strategic location of VGP Park Ústí nad Labem City, just two kilometres from the D8 motorway connecting Prague and Dresden, ensures easy access to end customers and supports last-mile logistics. The proximity to the city centre combined with excellent transport links makes it ideal for a number of tenants. The bus stop is just a one-minute walk away, while the train station is approximately five minutes from the park. This makes accessibility easy for both employees and logistics operations.
VGP Park Ústí nad Labem City is located on a revitalised brownfield site of almost 11 hectares. The project comprises three modern halls with a total lettable area of over 52,000 m². The first hall, designated A, is already occupied by Exyte Technology and Bosal Aftermarket Europe. At the end of 2024, part of Hall B was handed over to RTR-TRANSPORT A LOGISTIKA for use.
The entire park emphasises sustainability: there are no shortage of green facades, a retention tank or an insect hotel. It is an example of a modern logistics centre that combines strategic location, sustainability and high-tech facilities, and is now fully occupied by renowned tenants.
The transaction was brokered by real estate consultancy 108 Real Estate.
