Brownfield after the former Poldi Kladno comes to life. The first tenant in the new industrial zone will be the company HAVI

HAVI Logistics s.r.o. will be the first tenant in Panattoni Business Park Kladno, which is being built on the brownfield of the former Poldi Kladno. The first hall will have a total area of 55,500 m². HAVI will lease almost 10,000 m² on which it will operate a logistics centre for the storage and distribution of frozen and chilled products to its customers. Construction of the hall began on 7 March this year and is scheduled for completion on 1 April 2026. The new industrial zone will contribute to the revival of the region's industrial tradition and will bring new job opportunities and modern sustainable technologies. The developer of the project is Panattoni and the investor is RSJ Group.
HAVI, a specialist in supply chain optimization and management for the world's leading brands, will increase its warehousing capacity with the new state-of-the-art facility, enabling it to streamline distribution processes and implement advanced sustainability measures.

Panattoni Business Park Kladno is being developed as a modern warehouse and production facility that meets the highest technological and environmental standards. The zone is designed to provide sufficient electricity and water capacity for the production facilities, thus meeting the demanding requirements of future tenants. The hall will aspire to a BREEAM international sustainability certification rating of Excellent. The sustainable building concept also includes photovoltaic power plants for self-generation, heat recovery and intelligent energy management, as well as rainwater capture and reuse.
"We have a long-term focus on transforming disused sites into modern industrial centres and the project in Kladno is a great example of how a historic site can be revitalised. After intensive preparation and demolition, we are now starting construction of the first hall, which will offer a high standard of sustainability and excellent transport accessibility," says Jan Andrejco, Regional Development Director at Panattoni.
RSJ Investment Group, the owner of the project, expects that the successful revitalisation of the brownfield site of the former factory will support further business development in the region.

The location offers excellent connections to the transport infrastructure. It is located 30 km from Prague, 100 km from Pilsen and Karlovy Vary and 140 km from Dresden, making it an attractive location for logistics operations. Moreover, the proximity of the D5, D6 and D7 motorways ensures fast and efficient connections not only with the rest of the Czech Republic but also with Western Europe. The Kladno-Svermov railway station, which is within walking distance, contributes to excellent accessibility for employees and transport of goods. Further strengthening of the transport infrastructure will be provided by the high-speed railway from Václav Havel Airport in Prague to Kladno, which will enable even more efficient connections to the region.
